New Rochelle Homeowners: The June Tax Deadline You Don’t Want to Miss

The June Tax Deadline: What New Rochelle Homeowners Need to Know

If you own real estate in the City of New Rochelle, June is an important month to keep on your radar.

While many Westchester County homeowners are used to paying the county portion of their property taxes in April, New Rochelle follows its own municipal tax collection schedule. In New Rochelle, Westchester County property taxes open for collection on June 1 and are due on or before June 30.

Why New Rochelle’s June Deadline Matters

Unlike many towns in Westchester that bundle county taxes with town taxes earlier in the year, New Rochelle separates its local tax calendar into distinct billing cycles. That makes June a key month for homeowners, investors, and sellers who are watching their carrying costs.

The City of New Rochelle Tax Office strictly follows New York State Real Property Tax Law when it comes to payment timing. If you mail your payment, it must be received or carry an official United States Postal Service postmark dated on or before the due date. Postmarks from home or office postage machines are not sufficient.

That detail matters. If a payment arrives late without a proper USPS postmark, interest and penalties may apply.

The Full New Rochelle Property Tax Calendar

  • January: City Property Taxes are due.
  • June: Westchester County Property Taxes are due.
  • September: First half of School and Library Taxes are due.
  • March: Second half of School and Library Taxes are due.

New Rochelle also moved the School and Library tax collection months up from October and April to September and March beginning with the 2025–2026 school year. This change was designed to improve the timing of local tax collections and help the school district receive funds earlier in the fiscal cycle.

Why This Matters When Buying or Selling

Property taxes are not just a line item on a bill. They are part of the true cost of owning a home in New Rochelle.

For sellers, tax timing can affect closing adjustments, buyer questions, and how a property is positioned in the market. For buyers, understanding the tax calendar helps avoid surprises after closing. For homeowners, knowing when each bill is due helps protect against unnecessary penalties and gives a clearer picture of annual carrying costs.

In a market like New Rochelle, where assessments, tax calendars, and local costs all affect value, being informed is part of being prepared.

New Rochelle NY Housing Market Update – February 2026 Single-Family Home Trends & Prices

New Rochelle NY Single-Family Housing Market Update – February 2026

The New Rochelle Single-Family housing market in the New Rochelle School District showed notable shifts in February 2026. While sales activity slowed compared with last year, strong buyer demand and limited inventory continue to shape the local real estate landscape.

According to the February 2026 market data report, buyers are still competing for well-priced homes and properties are selling quickly when properly marketed. Below is a breakdown of the key trends homeowners and buyers should know about in New Rochelle NY real estate.

Source: February 2026 New Rochelle Market Reports (Local Market Analysis) – data referenced from the February market charts and statistics.

Key Market Highlights – February 2026

  • Unit Sales: 10 homes sold (↓ 28.6% vs Feb 2025)
  • Median Sale Price: $852,500 (↓ 13.0% year-over-year)
  • Average Sale Price: $1,133,430 (↓ 2.5%)
  • Average List Price: $1,124,146 (↓ 18.2%)
  • Inventory: 44 homes available (↓ 22.8%)
  • Months of Supply: 1.78 months (↓ 21.2%)
  • Days on Market: 47 days (↓ 29.9%)
  • Average Price per Sq Ft: $385.65 (↑ 2.1%)
  • Sale-to-List Price Ratio: 95.7%
  • New Listings: 20 homes
  • Pending Listings: 16 homes

These statistics come from the New Rochelle Single-Family housing data for February 2026, which compares current market activity with February 2025 performance.

What the Numbers Mean for Buyers and Sellers

1. Lower Sales Volume

Only 10 homes sold in February 2026, a decrease of nearly 29% compared to February 2025. Lower transaction numbers often indicate that inventory remains tight, which limits how many buyers can successfully purchase homes.

2. Prices Adjusting but Still Strong

The median sale price of $852,500 represents a 13% decrease year-over-year. However, this does not necessarily signal declining property values.

Price fluctuations can occur due to:

  • Different types of homes sold during the month
  • Variations in property size and location
  • Limited inventory affecting market composition

Interestingly, the average price per square foot increased 2.1%, suggesting that underlying home values remain resilient in the New Rochelle market.

Homes Are Still Selling Quickly

Despite fewer sales, homes that are priced correctly continue to move fast:

  • 80% of homes sold within 90 days of listing
  • 70% of homes sold for over 95% of their asking price
  • Average days on market dropped to 47 days

These indicators suggest that buyer demand remains strong in the New Rochelle School District.

Inventory Remains Tight

Housing inventory continues to be a major factor in the market.

  • 44 homes available for sale
  • Inventory down 22.8% year-over-year
  • Months of supply: 1.78 months

A balanced housing market typically has 4–6 months of supply. With less than two months of inventory, New Rochelle remains a seller-leaning market.

Local Market Insight for New Rochelle Homeowners

If you own a single-family home in New Rochelle NY, the data suggests:

  • Serious buyers are still actively searching
  • Limited inventory creates opportunity for sellers
  • Homes that are priced strategically continue to attract strong offers

For buyers, understanding neighborhood trends and working with a knowledgeable local real estate professional is key to navigating a competitive market.

Looking Ahead: Spring 2026 Market Outlook

As we move into the spring season, historically the busiest time for real estate, we may see:

  • More listings entering the market
  • Continued buyer demand
  • Stable pricing with neighborhood-specific variation

The New Rochelle NY real estate market continues to be influenced by limited housing supply, strong regional demand, and the desirability of Westchester County communities.

New Rochelle School District Real Estate Market Report – October 2025 Update

New Rochelle School District Real Estate Market Report – October 2025

The New Rochelle School District real estate market continues to show resilience heading into the final quarter of 2025. While the pace of sales has slowed, home prices remain strong, supported by steady buyer demand and limited inventory. Below is a full breakdown of the latest housing data and what it means for homeowners in New Rochelle.

Market Overview

According to October 2025 data, unit sales declined while prices climbed, highlighting a market where supply is still playing catch-up with buyer demand.

  • Homes Sold: 20 (down 37.5% vs. October 2024)
  • Median Sale Price: $1,093,750 (up 13.3%)
  • Median Price per Sq Ft: $433 (down 3.1%)
  • Days on Market: 40 (up 37.9%)
  • Inventory: 56 homes (down 21.1%)
  • Months of Supply: 2.20 (down 23.7%)

Despite fewer sales and slightly longer days on market, demand remains solid. Nearly 95% of homes sold within 90 days, and 65% sold for over 95% of their list price.

What This Means for Homeowners

The data reflects a market that’s cooling slightly in activity but remains price resilient. With fewer homes available, buyers are still competing for quality listings. Homes that are priced strategically and presented well continue to sell within three months.

If you’re a homeowner in the New Rochelle School District, this is an excellent time to evaluate your property’s current value. Even as buyer activity levels off, strong price growth and limited inventory create favorable conditions for well-positioned sellers.

Buyer Insights

Buyers are facing a more competitive market despite rising prices. With inventory down 21%, new listings are quickly absorbed when they’re priced correctly. The average home in New Rochelle still sells near full price, and most homes close within 90 days.

For those waiting for prices to fall, current conditions suggest continued stability, especially in desirable neighborhoods within walking distance of schools and transportation.

Long-Term Trends in New Rochelle

Over the past two years, New Rochelle has seen consistent appreciation, driven by:

  • Strong commuter access to Manhattan
  • Steady demand from buyers seeking space and suburban amenities
  • Limited new inventory, especially for single-family homes

As we move into the winter months, listings typically tighten further, making late 2025 an advantageous time for sellers planning early 2026 listings.

Expert Take from Realtor Tom Roberts

“New Rochelle continues to balance demand and value better than many surrounding areas. Homes that are well-maintained and priced to market still draw multiple offers. We’re seeing more qualified buyers waiting for the right property rather than chasing inflated listings.”

Next Steps for Homeowners

If you’re considering selling, the current inventory shortage can work to your advantage — especially with median prices up 13% year-over-year. I recommend reviewing your property’s value and preparing for early 2026 when buyer interest typically resurges after the holidays.
