I was recently on Mamaroneck Avenue in White Plains meeting a client, and I was reminded of how much I enjoy the city's energy. I'm always impressed by the hustle around City Center—the movement, the activity, and the feeling of being right in the middle of things.

Heading north on North Mamaroneck Ave gives me a different feeling. The beautifully tree-lined streets make me feel as though I'm leaving the downtown bustle behind and heading somewhere more rural—almost like the beginning of a vacation. That change in atmosphere is one of the things I appreciate about White Plains.

Those everyday impressions are part of getting to know a community. The market data offers another perspective: the figures below cover the White Plains School District, with each property type reported separately.

White Plains entered the fall with a clear split between houses and attached homes. September’s single-family median exceeded $1 million, condo sales moved faster than a year earlier, and co-ops took longer to sell even as more transactions closed.

The single-family median rose 19.5%, while median sale price per square foot was nearly unchanged, down 0.2%.
